Given the historically tight industrial market, the vacant building presents a unique value-add opportunity as it was acquired below market price. The 113,000sf building is scheduled to be demised into three spaces, which along with other nominal CAPEX projects (roof, façade, asphalt) should drive rents and create significant value for investors. This asset completes MMI Opportunity Fund II and will be sold to a related entity or third party on or before the closing of the Fund.
